Tonight at NCPCA – WaWa, Zoning Rewrite, and More..

NCPCA – It’s Your Neighborhood Association

Today is the second Thursday of the month and the day when the NCPCA will hold its monthly meeting.

The meeting will start with a presentation by a representative from the Hollywood Pharmacy. The representative will share information about the business

Also, representatives from the Wawa developers will give a presentation on the proposed store to be situated in the northeast corner of the IKEA property (where the flags are located now)

Members will have a discussion of a possible conversion of NCPCA to 501 (3) c.

additionally, members will look into County’s Zoning Rewrite – summary of M-NCPPC’s recent meeting with an initial discussion of new zones and demonstration of Proposed New Zone Comparison Map swipe tool. This must be an interesting exercise.

Finally, members will discuss the summary of last week’s City election and referendum results.

    I’m not a fan of more gas stations, but am hoping at least Wawa can design this one similarly to the one just up the road in Beltsville. That one is dropped back from Route 1, which enables a continuous sidewalk (except where the driveway must be) and several trees to line the road.

    One negative aspect to locating just south of IKEA Blvd is traffic safety. This area gets fairly congested not only during rush hour periods but also on the weekend due to the draw to IKEA. There’s a lot of drivers going southbound on Route 1 or turning from IKEA Blvd onto Route 1 during those times. What concerns me is the potential collision between drivers turning right from IKEA Blvd onto Route 1 and the drivers coming out of the gas station. Drivers making that turn out of IKEA Blvd may not be visible to gas station drivers. Just something to think about.

    I’m hoping the gas station can share the existing driveway that leads into Holiday Inn. That would certainly reduce the risk I just described. And adding another driveway would be detrimental to any pedestrians there. We’re hoping to reduce driveways on Route 1, not add more. Plus, sharing that driveway would enable drivers at IKEA or Holiday Inn to directly access the gas station without having to get on Route 1 first.
